Multigeneration HDBs, also known as 3Gen HDB flats, come in various forms. These homes are meant for 3 generation families to live in together, unlike 5-room HDB flats which are slightly smaller.

If you are considering applying for a multigenerational home, here is what you need to know about them.

There are three main types of multigenerational homes — jumbo units, dual-key units and 3Gen flats. If you are wondering which type is the most suitable for you and your family, read on to find out!

Jumbo Units

Jumbo units are mainly multigenerational flats that have been created around the mid 1980s. These were also the first multigenerational apartments in Singapore, created as an experiment.

These units consist of adjoining studio apartments — the apartment had separate entrances with a shared kitchen and bathroom. These units are also typically around 1700 sq ft, almost double the size of a 5-room HDB flat.

Fortunately, jumbo units are not too costly, ranging an average of $800,000. Additionally, you may also be qualified for grants including the Family Grant, Additional CPF Housing Grant and the Proximity Housing Grant. Depending on your eligibility, you may be qualified for up to $90,000 worth of grants.

As there are only a limited number of Jumbo Units found in Singapore, you may need to wait for someone to resell their flat before purchasing.

Dual-Key Units

Similar to Jumbo Units, Dual-Key Units consist of two apartments of different sizes connected together. As these units have two apartments, it means that you will need two keys to enter the apartment — one for the common area and one for the larger apartment.

These units come in various sizes, depending on the project itself. Dual-Key Units can range from 1,200 sq ft to 3,000 sq ft.

Similar to Jumbo Units, you may be eligible for multiple grants when purchasing a Dual-Key Unit. Available grants for these units include the Family Grant and the Proximity Housing Grant.

These units tend to be pricier and are beneficial for families with more well-established careers.

3Gen Flats

3Gen HDB flats are the newest version of multigenerational flats. They are also known to be the more affordable alternative to Dual-Key Flats. Howeverc, at around 1,200 sq ft. 3Gen Flats typically come with 4 bedrooms and 3 bathrooms.

Depending on your eligibility, you may be eligible for grants including the Additional Housing Grant, Special Housing Grant and Proximity Housing Grant.
